i use a teel pump to pump those kind of tanks out then flush it with cold water.</description>

		<description>A lot of time when you have a Hot Water tank and you run out of hot water prematurely the problem is that the dip stick that flows the cold water to the bottom of the tank to make the hot water flow out the top to your tap, deteriorates and allows cold water to dump into the middle of the tank or where ever. So what happens is if you hav a 50 gallon tank and cold water is flowing at mid height of tank you will get around 20 gallons of water before it starts becoming cool till eventually cold.</description>
